Hemma is Malmö Student Union’s own housing portal – a platform where both private individuals and students in Malmö and the surrounding area can actively advertise or search for accommodation.

The platform is particularly useful for renting out rooms or subletting properties, but is also aimed at those who want to rent out an entire home.

For students looking for accommodation

As a student, you can find several available ads for rooms and apartments in Malmö every day. The system is easy to search—with filtering options by contract type (first-hand, second-hand, lodger), area, size, rent, move-in date, type of accommodation (apartment, room, villa, etc.), and contract length.

Here you will find all current ads.

For private individuals who want to rent out their property

Private individuals can place advertisements for various types of accommodation. Important to remember:

  • If you have a rental right or a right of residence, you need written approval from your landlord or housing association if you want to sublet your property.
  • If you sublet part of your home and continue to live there (as a lodger), no special approval is normally required.
  • The rent must be reasonable – when subletting, you may not charge more than you pay yourself. If the apartment is furnished, you can add up to 15 percent extra for furniture, while supplements for electricity, water, etc. may not exceed the actual costs.
  • It is strongly recommended that you always sign a written rental contract for the security of both parties.

Information and security

The portal also contains a section called “Good to know,” with special tabs for housing seekers, landlords, terms of use, and rental agreement templates. These are valuable resources to help both landlords and seekers navigate the process safely.

What distinguishes Hemma from other channels?

  • Hemma is targeted and managed by the Malmö Student Union, which creates a certain level of security and focus on students’ needs.
  • However, the Student Union also emphasizes caution against fraud, especially in private advertisements, and urges people not to pay in advance without first seeing the accommodation.
  • For those without accommodation, there are also other initiatives such as the Sofa Project, where students can be offered temporary sleeping places (e.g., a sofa at volunteers’ homes) to gain time before finding more permanent accommodation.
